Two ways: either by deed or by Divorce Decree.

You can file a certified copy of your Divorce Decree in the deed records of the County as long as it contains the FULL LEGAL DESCRIPTION OF THE PROPERTY. The title company will pick it up when you go to sell the house.

Never, ever do a Quit Claim Deed.
